Important note for family, friends and returning guests

Save by booking direct (text, call or email).  If you message or start a booking through Airbnb, the platform requires the entire reservation to be completed there, and we won’t be able to offer the direct booking discount.  PLEASE CONTACT US DIRECTLY.

Reservation process

  1. Our primary booking platform is Airbnb — you can click here to check current availability.

  2. Family, friends, and approved returning guests are welcome to contact us directly (via phone, text or email) to book.  This saves about 15% (or more) off the AirBnB quoted price.

  3. For all other guests, please submit your reservation request through Airbnb, and we’ll be happy to take care of you!  

    1. Why do we not do direct booking for NEW guests?  Because AirBnB does the guest verification background checks, identification verification, etc. and has liability insurance for registered guests.  Once a guest has stayed with us and we both agree it's a good fit, they are welcomed back at a reduced rate because now they are part of the family.​

Cancellations Policy

Greater than 5 Days Prior to Check-In:  Get back 100% of what you paid.

Up to 4pm on Check-In Day:  Get back 50% of every night but the first one. No refund of the first night or the service fee. 

Reservation Options

(All discounts are approx.  Actual price will be coordinated when confirming dates.)

Rates:  Each direct booking is individually quoted to account for rate fluctuations (seasonal, weekday vs weekend, etc.)  As a general rule, rates (including taxes and fees) can be estimated starting at $150 a night.

New Friends (never stayed with us):  Book through AirBnB for your initial stay.  After you find you love the place and we see you treat it with respect, you are part of the family and can then book directly in the future and enjoy additional discounts!

 

Friends:  15-25% off the standard AirBnB price (based on demand).  We will confirm price when you select your dates.  This applies to past guests, personal acquaintances and family referrals.

Family:  Per visit, flat-rate donation required (see family only page or reach out to us for details).  This helps cover the cleaning fees, restock supplies, etc.  This applies to any of our extended family.

Additional Donations (optional):  There is no obligation (or expectation) for our family members to donate beyond the required amount. If you're willing and able to contribute a little extra to the upkeep of the property, we truly appreciate it. However, if you have to choose between donating or enjoying a fun outing with your family, we encourage you to create wonderful memories together instead of donating.  A donation helps support this vacation home so that you and other family members can continue to visit it in the future.  Donations will be used to help maintain the property, purchase supplies, perform maintenance or help cover the $1500 monthly mortgage.   Submit additional Donations Here.

Cleaning Fee:  $100 (already included in your quoted price)

The cleaning fee is a fixed cost, as we hire a local cleaning company to provide you with the best possible environment.

Other Discounts:  We are unable to stack multiple discounts on top of those listed above (with the exception of  a 10% military discount for NEW FRIENDS).  Any discounts applied directly affect our ability to cover essential expenses such as the monthly mortgage, insurance, taxes, HOA fees, electricity, and replacement items like sheets, towels, and consumables (toilet paper, etc.). While our primary goal is to provide an affordable vacation option (not to make a profit), covering some of these costs help us maintain the quality and availability of this unit for years to come.

Other Potential Fees:

1.  Smoking fee:  $500   *** NO SMOKING ALLOWED ***

Anyone found smoking inside the house, on the back deck or anywhere else not authorized will incur a $500 smoking fee.  The no smoking policy is established by the HOA, so any violation risks our standing in the Estate.

2.  Pet Fee:  $500    *** NO PETS ALLOWED ***

Anyone bringing a pet or abusing the service animal definition will incur a $500 Pet fee and be asked to leave.  Service animals (defined as a dog specifically trained to perform a task for a disabled owner) are always welcome at no additional cost.  ESA (emotional support animals) do not qualify for this definition in MO and are not authorized per the HOA.  The no pet policy is established by the HOA, so any violation risks our standing in the Estate.

3.  Damages:  Damages beyond normal wear and tear may be requested for reimbursement. 

We understand accidents happen, so please be honest and let us know if something breaks.  As long as it wasn't intentional or gross neglect, we will work with you to attempt to find a mutually agreeable resolution.
